Situated on 1.2 acres in the Perry Bolton Tax Allocation District, The Kennedy at Riverside will offer a mix of studio, one-bedroom, and two-bedroom units, including three Live/Workspaces designed for small business owners. These unique ground-floor units will include an additional 600 square feet of workspace, with rents structured to remain affordable for small business owners. 

A total of 90% of the units will be reserved for households earning 50% and 60% of the Area Median Income (AMI), with the remaining 10% serving moderate-income renters seeking high-quality, well-located housing.  

Each unit will be equipped with Energy Star appliances, built-in microwaves, in-unit washer/dryers, ceiling fans, and durable luxury vinyl plank flooring. The building will also seek certification under the National Green Building Standard (NGBS).

    • Georgia Department of Community Affairs awarded 9% Low-Income Housing Tax Credits, which were directly purchased by US Bank, providing both federal and state equity totaling $17.2 million.

    • Invest Atlanta supported the effort with $2.5 million through the Perry Bolton Tax Allocation District (TAD).

    • Community Development Trust (CDT) provided a $3.5 million permanent loan to ensure long-term financial stability.

    • The Atlanta Urban Development Corporation (AUDC) also partnered with the development team through a Private Enterprise Agreement, allowing the project to benefit from a property tax exemption.
