Sylvan Hills II is a 233-unit family apartment community offering various styles, including garden apartments, carriage homes, and townhomes. All units cater to residents with incomes at or below 80% of the Area Median Income, with some designated for 60% and 50% AMI. The apartments feature energy-efficient appliances and low-flow fixtures. Amenities include an on-site management office, community room, outdoor areas, playground, and walking paths. Developed with ANDP and Fairburn Housing, the project seeks funding from Invest Fairburn’s Housing Opportunity Bond Fund and aims to provide 20% of units to previously homeless individuals, supported by Fulton County Behavioral Health services.

The Kennedy at Riverside

The Kennedy at Riverside is a thoughtfully designed $18.8 million development project set to bring 50 high-quality residential units to the community. With a strong commitment to affordability and accessibility, 90% of the units will be reserved for individuals and families earning 60% or below the area median income (AMI), while 10% will be market-rate homes—creating a balanced, inclusive living environment.
This project is made possible through a strategic partnership between Radiant Development Partners, LLC and EQ Housing, LLC, leveraging the power of 9% Low-Income Housing Tax Credits (LIHTC) to make affordable housing a reality. The application for these credits was submitted in May 2023, setting the stage for transformative community impact.
Trinity Flats

The city will ground lease land for an affordable housing project with rents at or below 80% AMI, including 20 units for permanent supportive housing supported by Partners for HOME and Atlanta Housing vouchers. The development will feature around 7,500 square feet of retail and green space, located near City Hall, providing affordable options for city and state workers. Financing includes 4% Tax-Exempt Bonds, FHA-sponsored HUD financing, TAD, a Partners for HOME grant, and federal and state equity, totaling approximately $72 million. Key partners are Radiant Development Partners, EQHousing, and CHNDC.

Nestled along Atlanta’s thriving Beltline, ABI Garson Drive is a visionary $59 million mixed-use multifamily development set to redefine urban living. Spanning 2.94 acres, this five-story residential community will bring 130 thoughtfully designed units to one of the city’s most dynamic corridors, seamlessly blending affordability, sustainability, and modern amenities.
A collaborative effort led by Radiant Development Partners, LLC, EQ Housing Advisors, Inc., Pennrose, LLC, and Atlanta Beltline, Inc., the project is backed by key financing partners, including the Georgia Department of Community Affairs, Invest Atlanta, Atlanta Housing, and the Community Foundation of Greater Atlanta. Together, these organizations are ensuring that ABI Garson Drive becomes a cornerstone of equitable growth.
